Atimco Turns 10: What a Decade Taught Us About Success

Atimco team gathered on the office staircase to mark the company's 10th anniversary

9 October 2026

This year marks Atimco’s 10th anniversary. Ten years spent developing, building and managing residential real estate in Quebec. Ten years of learning along the way, adjusting, and starting over when needed. To mark the occasion, our founding partners took a moment to look back at what has shaped the company so far and what lies ahead.

Success Isn’t Measured in Number of Units

For us, success in ten years isn’t a number on a spreadsheet. It’s a brand people trust, one with enough integrity to get through market cycles without bending. It’s the fact that people have lived in our buildings, worked with us or invested alongside us, and come away with a good impression. If in ten years we’ve left that mark, that’s a real win.

Staying Rooted in Quebec, For Now

The model works here. The question we get asked often is why not expand outside Quebec faster. The answer is simple: proximity to our operations. We still have plenty of projects to complete in our current market, and we need to give it our full attention to see them through properly. Other markets, like Alberta, are seeing strong growth right now, but we keep in mind that it’s all cyclical. We’d rather be well positioned at the right time than present everywhere, all the time. Expansion, possibly even internationally, is part of our commitment to continuous improvement, but it will come when it truly makes sense, not before.

A Growing Interest in Affordable Housing

Affordable housing, driven in large part by non-profit organizations, is going to take up more and more space in Quebec in the coming years. We believe in it. But good intentions alone don’t build a solid real estate project. A non-profit can have all the right intentions without the expertise needed to deliver a project that’s truly viable in the long run. That’s where we see our role: bringing our development expertise to help these organizations structure affordable projects that hold up, without relying solely on subsidies.

The Team Before the Company

We never really did any marketing in our first ten years. Our growth was built word of mouth, project after project. What we take away from this decade is that none of it would have been possible without the people around us: our team, our subcontractors, our suppliers, the professionals we work with every day. We win together, and we lose together. Execution matters at least as much as the original idea. You can have the best project on paper, but without the right people to deliver it, it simply doesn’t exist.

Surrounding Ourselves With Partners Who Share Our Vision

For the next decade, we want to keep building with people who see real estate the way we do: a long-term commitment, not a quick play. Investors, organizations, professionals, subcontractors or other developers, the partners we want to move forward with share one thing in common: they’re down to earth, they listen, and they’re honest enough to tell us when an idea doesn’t make sense. It’s those honest exchanges that make a project better. On the flip side, overconfidence is the clearest warning sign. We’d rather work with humble, rigorous people who value quality of execution over promises. If you see things this way too, we’d love to talk.

The Best Part Is Still Ahead

By 2036, we’d like Atimco to have become an inspiration, both for our tenants and for the next generation in the industry. It feels like we’ve barely scratched the surface of what ten years of learning allow us to build. The next decade is just getting started, and that’s exactly what keeps us motivated.

In Brief

Atimco marks 10 years of developing, building and managing real estate in Quebec. The company measures its success by trust and reputation rather than volume, stays focused on its current market before considering expansion, is developing a growing interest in affordable housing in partnership with non-profits, and is preparing for its next decade by surrounding itself with partners who share its vision.
